EMS Implementation at Yeouido Post Tower

In 2020, the Yeouido Post Office became the first public institution in Korea to receive a Grade 1 BEMS (Building Energy Management System) certification. This project went beyond basic electricity monitoring — it was a comprehensive initiative to maximize energy efficiency across the entire building. As Korea Post transformed much of the facility into a rental property to diversify its revenue structure, precise monitoring of each tenant’s electricity, hot water, and gas usage became essential. The solution? BMT’s EMS.

1. Smart-eye & Gateway – The Core of Tenant-Specific Energy Management

Smart-eye devices are installed in all distribution panels throughout the Yeouido Post Tower, enabling real-time measurement of both main and sub-load power usage on each floor and in key zones. The collected data is transmitted in real time to the server via gateways, which perform initial processing using edge computing technology — ensuring faster speed and higher system stability.

2. Complete Integration of Hot Water and Gas Metering

In the mechanical room, existing LS GIMAC and LS MCC/MMP devices were already installed. To ensure seamless integration with these systems, BMT installed compatible gateways that allow its EMS to communicate effectively with them. As a result, not only electricity but also hot water, gas, and water consumption can now be monitored in real time, enabling much more accurate and systematic utility billing.

3. Control Room – Real-Time, All-in-One Monitoring

The Yeouido Post Office control room is equipped with an EMS database server, enabling centralized access to all system data at once. Electricity, gas, hot water, and water usage — along with utility billing calculations — can now be monitored in real time through an integrated system. For the operations team, this has significantly streamlined monthly billing tasks, while tenants benefit from transparent, data-based utility charges they can trust.
